Righttobuy.coop is a cooperative that’s been co-created by its members to help tenants purchase their council or housing association homes through the Right to Buy or the Right to Acquire Scheme.

We are ultimately a one stop shop that helps to ensure that you do not encounter the burden of any unnecessary costs and delays which is often associated with the Right to Buy home buying process.

By offering a free advice and support service including giving you advice on such things as your current property valuation, your discount entitlement, your credit score and assessment of your affordability and the type of property for mortgage lending purposes, enables us to keep you fully informed and in the know from day one and by ensuring that you fit the criteria upfront it also helps us to work alongside your current landlord throughout the entire process without any potential issues arising later on, down the line and as we are also helping in the process to reduce the work that your current landlord has to do, it also makes them a little happier too, which always helps.

righttobuy.coop’s team have been proactively helping tenants navigate the Right to Buy process since 2001 and have helped save over £390million to date in combined discounts.

The Right to Buy scheme was introduced in 1980 to help tenants buy their own home from their local council at a discounted price and to date many council tenants have taken full advantage of the scheme.

New Right to Buy discounts and qualifying criteria has been released from the Government in 2012 which now gives you a discount of upto £100,000. Soon, you will also be eligible to buy your council home after being a tenant for only 3 years rather than 5 years.

How much will it cost?

Purchasing a house is for most people the most valuable financial transaction in their lives. So before using The Right To Buy Scheme you have to consider all of the costs involved.

It's most likely that you'll need a mortgage to buy your council house. So one of the first step's that you should take is to look at your eligibility to gain access to money by speaking to one of our independent financial advisors, as you'll want to have the ability to readily buy your council home as soon as we have recieved your discount offer from your council or housing association. Simultaneously you will need to consider insuring your house and contents and possibly your life and income protection, at righttobuy.coop we have negotiated discounts for our members due to our buying power.

For instance we have negotiated a Right to Buy package that gives you the following features: No Valuation Fee's, No Solicitor Fees, No Deposit Required, a Mortgage for upto 125% of your property valuation and we have also covered your home for any home emergencies including boiler breakdown as you will now be responsible for this rather than your landlord.

Even though it is very unlikely you will need to have a deposit, you will still discover that you may have some one off costs to think about for example legal costs and perhaps stamp duty.

How long will it take?

After you have had appropriate financial advice either from ourselves or anybody else of your own choice you'll be able of start the Right To Buy journey with us.

Based on your Council or Housing Association it can normally take upto 8 weeks to discover if you possess the Right To Buy, from there it could be a further 3 months to discover how much you can buy your new home for. Generally though, this process will often be much faster when using the righttobuy.coop service as we normally take around 90 days when using our own solicitors.

We're able to hold your hand throughout the entire process, all the way through to completion. We don't charge any up-front fees for using this service and you only pay us after we have effectively arranged every area of the purchase and our Financial Adviser has arranged the mortgage funds to be in place ready for the solicitor.

We'll complete all of the forms as part of our service and distribute them to your Landlord. We'll then chase the Council or Housing Association continuously on your behalf ensuring the most effective possible response. We'll also deal with any communications from the Council and challenge them if required on your behalf if we feel they are being unfair or incorrect.

When the valuation is received, we'll check its detail against other property prices in your area. We'll ensure that your landlord has not taken into consideration any enhancements you have made whilst being a tenant. And we'll appeal the valuation figure strongly if we believe it to be unfavourable.
